Job Summary
We are seeking an experienced and dedicated professional to lead and manage the growth of our residential rental business, which includes both Short-Term Rentals (STR) and Long-Term Rentals (LTR). The property includes 17 cabins and a Social-Bathhouse building (Base Camp). In this role, your immediate focus will be increasing revenue, ensuring a high level of guest satisfaction/reviews, growing our brand and relationships in the community, and supervising daily operations. You will be the face of KAC to all Prospects, Clients, Employees, Vendors, and in the Community.
Qualifications
Education: Bachelor’s degree preferred in Business Administration, Hospitality Management, Marketing, Finance or a related field.
Experience: Minimum of 5 years of experience in leadership, growing business revenue/sales, hospitality, customer service, marketing, property management, financial, or a related field.
Location: Greatly prefer an Alaskan resident.
Important Skills:
Proven Leader with Sales/Revenue generation experience.
Excellent with people relationships and people management - skilled communicator, quality customer service, friendly and professional.
Innovative and entrepreneurial minded.
Technology experience using Google Suite and Social Media Platforms.
Highly organized - process and detail oriented; strong time management and problem solving skills.
Self-starter - requires little supervision; multi-tasker; quick learner.
Core Responsibilities (Immediate)
Increase Business Revenue:
Identify and implement strategies to increase revenue and business profitability.
Identify & Implement Pricing and Margin Improvement Plans.
Own and increase Business to Business (B2B) relationships; coordinate with local businesses and tourism agencies to promote the property.
Be the ‘Face’ of KAC in the greater Kenai Peninsula Borough (KPB) Community.
Support existing and newly developed marketing programs.
Manage Client Services & Relations:
Proactively engage with clients and monitor real-time feedback to ensure a high level of satisfaction. Address inquiries and requests promptly and effectively.
Own Prospect/Client communications from start to finish.
Create repeat client business and loyalty programs.
Manage all client booking activity used by KAC (AirBnB, VRBO, Booking.com, KAC website, social media, etc.)
Execute all processes to ensure a smooth and welcoming experience for guests.
Develop and implement strategies to improve guest satisfaction and retention.
Enforce all property rules and occupancy requirements.
Supervise Operations:
Supervise daily operations on the property, including client management, housekeeping, routine property maintenance, and supplies/inventory.
Perform cabin inspections upon STR checkout and periodically during LTR stays.
Coordinate with subcontractors to perform other maintenance and repairs.
Ensure the property complies with all local, state, and federal regulations.
Implement and maintain health, safety, and security standards.
Growth Responsibilities (1-2 years)
Manage Marketing:
Design & Implement Marketing improvement plans to continue to promote the property and attract guests.
Manage Financials:
Manage the business PnL, including revenue generation and expense control.
You Are Part of a Team
Report to KAC Ownership, with frequent engagement.
Supervise, and collaborate with, Housekeeping, Maintenance, Marketing resources (currently 3 people).
Manage Vendors (Utility, Software, Trades, etc.).
Compensation & Benefits
Competitive salary range of $50,000-$70,000, based on qualifications. The job ranges from 3/4-Time to Full-Time +, based on the seasonal tourism industry.
Potential for 10% target Performance Bonus, based upon increased revenue and client satisfaction metrics.
20 Paid Time Off (PTO) days annually. Some blackout dates will apply.
Requires flexible hours. During STR season, it will require working weekends and holidays at times, with onsite presence. During LTR season, there is more flexibility for a blend of remote and onsite hours.
